Project Summary :
The Twin Lakes Development is over six hundred acres containing a golf course, along with
a club house, maintenance building, well house, and 186 single family residential home sites
located in Oakland Township, Michigan.
The site has no access to public sanitary sewer, so extensive site soils investigations were necessary to develop the best layout of residential homes around the golf course. The site has no access to public water main, so
Urban Land Consultants designed a small community well system typical to Oakland Township / Oakland County requirements. The club house was designed to host up to 450 guests as a banquet facility. Each of the residential home sites backs out to one of the golf course holes, or to wooded areas and wetlands.
This was a multi-year development project, with complex design issues needing creative civil engineering solutions, and requiring a consistent and well known engineering consultant.
Boundary survey, topographic survey, layout planning, extensive soils evaluations (more than 1,200 test perc holes), Site Plan and Condominium Plan preparations, civil engineering services including septic design and permitting, well house / pressure tank design, clubhouse design, wetlands and floodplain permitting, tree preservation planning, integration with the golf course designer regarding the master drainage and detention plan, maintenance building site design and construction plans, construction stake-out services, as-built plan preparations, parcel split and combinations, Condominium Exhibit B preparations, single family plot plans.
